- Manage contracts between our client and
contractor(s). Adapt (if necessary) to the client’s accounting
and project management systems (pay applications, report formats,
project manuals, QA/QC controls and other relevant modus operandi)
- Supervise all construction activities. Coordinate
trades.
- Review the contractor(s)’ performance
for compliance with quality, cost and schedule agreements. Analyze
and approve contractor pay applications and proactively control
change orders and claims.
- Elaborate periodic progress reports. These
reports will describe the general status of the project, and
will include a photographic summary, status of all construction
activities and engineering (RFI / submittals), schedule, pay
application summary and others.
- Supervise and integrate QA/QC documents
according to specifications
- Respond to changing owner needs by implementing
change orders with minimal impact
- Monitor, coordinate and report target minority
participation according our client’s needs.
- Coordinate the commissioning phase, and
the final delivery of the project. We will incorporate a closeout
package including as-built drawings, final payments to contractors,
affidavits and lien waivers, operating manuals of mechanical
and electrical equipment, warranties, staff training certificates,
and a final report including the C. of O.
